Customising Your New Home Inclusions

You have a wide choice of bricks, tiles and carpets within your inclusions, and we can help you to choose styles and combinations that will work with your home design. You may also wish to amend some of your specifications in certain areas to further tailor your home to your requirements. PAH Innovative Construction can help you to put these specifications in place with clear and upfront communication about any additional costs or considerations. Fixed-price contract

Contract to be exchanged at ‘fixed-price’, and any variations made by client to Standard Inclusions listing will clearly communicated at time of variation.

Local Council or Private Certifier application and approval fees

All costs related to applications, fees and inspections to the above named property.

Site preparation

Site scrape and cut and fill site preparation.

Driveway and paths plain concrete

Plain finished reinforced concrete to driveway, patio, porch and paths as specified.

Colorbond roofing

Colorbond corrugated metal roofing.

Internal lining

10mm plasterboard lining to walls
6mm villaboard walls to wet areas
10mm plasterboard ceilings
Three step feature cornice to main living areas
90mm cornice to remaining areas
55mm cornice to cupboards

Door furniture

External – Gainsborough Omni Trilock leverset series.
Internal – Gainsborough Contractor 100 series.

Wet area tiling

Allowance of $44.00 per square metre. Tile heights to be confirmed based on floor plan.

Services and connections

Single phase power supply and connections with appropriate meter board and safety switch devices, underground sewer and connections, underground storm water and connections, underground water supply and connections, gas supply connection, telephone service connection.
(Note: connection of these services will occur during the construction package however account set up and connection fees may be applicable and payable by the owner)

Garage door

Panel lift and remote.

Preparation of plans and specifications

Building design drawings including dimensioned floor plan, elevations, section, site plan and specifications booklet prepared by qualified draftsman.

Structural engineering

Qualified structural engineer’s design and documentation for footings, slabs, tie down and wall bracing.

Termite prevention

Physical termite barrier installed in accordance with Australian Standards.

Wet areas water proofing

Licensed waterproofing installer to treat wet areas in accordance with AS3740.

Colorbond metal gutter, fascia, flashings and downpipes

Colorbond metal gutter in quad profile, Colorbond metal downpipes 100x50mm rectangular, Colorbond metal fascia and flashings.

Internal Joinery and Robes

Skirting and architraves – half splay 92×18 and 67×18 finger jointed pine.
Robes – adjustable shelves melamine whiteboard with chrome rails.

Painting

3 coats premium quality ceiling and wall paint, 3 coats gloss or semi gloss on architraves, 3 coats premium quality external paint.

Joinery

Allowance of $20000.00 for joinery to kitchen, bathrooms and laundry.

Heating & cooling

Ducted gas heating and evaporative cooling – model to be confirmed based on floor plan.

Boundary fencing

Colorbond boundary fences with gates to both sides of residence.

BASIX Assessment

BASIX Assessment carried out to the requirements of NSW legislation.

Site soil test and report

Investigation on site soil to determine site classification and suitable foundation bearing by geotechnical engineer.

Strip footings, Concrete slab or Timber bearers and joist as per engineer’s specifications

Reinforced concrete slab as per engineer’s specifications and in accordance with site classification.

Insulation to external walls and ceiling

R3.5 insulation to ceiling area (excluding garage). R2.0 insulation to external walls.

Prefabricated frames and trusses

2550mm ceiling height prefabricated timber wall frames. 25 degree roof pitch prefabricated timber roof trusses.

Entrance door

Pivot entrance door to the value of $2000.00 or double door entry to the value of $880.00 – to be confirmed with plans.

Floor coverings - carpet

Carpet with underlay to all bedrooms. Allowance of $55.00 per square metre.

Window furnishings

Allowance of $3300.00 for window furnishings.

Landscaping

Kikuyu turf to front and rear of property.
Automatic inground sprinkler system at front and rear of property.

Plumbing PC’s

To be listed on inclusions listing based on floor plan.

Home owners warranty and construction insurance

Issued through QBE. A copy of the certificate will be provided on exchange of contracts.

Surveyor

Setout of residence by registered surveyor.

Retaining system

Retaining to engineering specifications if required.

Selected bricks from builders range

Allowance of $900.00 per 1000 for brick veneer external wall construction.

Aluminium windows and fly screens in standard colours

Powdercoated with your choice from standard colours.

Internal doors

Allowance of $45.00 per door.

Tiles to all living areas excluding bedrooms. Allowance of $44.00 per square metre.
